Atascadero California Still in Transition

Atascadero City EmblemCrazy name and a really interesting town, Atascadero California was the brain child of E. G. Lewis in 1913.  He had previously successfully started a town in Missouri, and when he found this property in Central California, he put investors together to purchase the 23,000 acres which was a portion of Rancho Atascadero.  E.G. Lewis was kind of the Gene Roddenberry of land development because he really looked into the future as he planned the town.

Many people do not know that when you purchased a homesite in Atascadero California and subsequently built a home, you were automatically a member of The Cloisters, which was an appx. 500 acre parcel of land in Morro Bay, complete with a clubhouse, dining room and facilities that allowed you to enjoy the beach for the day.  Lewis built the highway from Atascadero to Morro Bay Morro Rock(now Highway 41) and if you had the funds, you could also purchase a beach lot and build a small bungalow to enjoy a longer stay at the beach.

He really planned out the community.  He hired architects and engineers and planned out every lot including the piping of water to each street.   He planned out orchards, chicken houses, places to raise livestock, a food processing plant for dehydration and shipping of the produce that came from the locally owned farms.  There were churches, community event areas, schools, a printing building and operation, a hotel, a lovely City Hall (which has just completed a total retrofit and remodel after the 2003 earthquake)Atascadero Park and City Hall and numerous other amenities to make this a truly complete town unto itself.  Lewis also knew that the location halfway between LA and San Francisco and just off of Hwy 101, would be a great place for travelers to stop and enjoy the town, and possibly decide to stay.

There’s lots more to the story, but sadly, Lewis got in trouble with the US Postal Service on what he termed a technicality and eventually was jailed for it for a time.  He spent the majority of his funds defending himself and his good name.  Lewis died in Atascadero in 1950.  But his genius in creating a town in this beautiful location lives on.

Atascadero looks “different” than many other towns.  Once a visitor exits off of El Camino Real, he will see that the residential streets have no sidewalks.   The parcels are in general larger than average parcels, and the houses are all different.  This is because anyone could come and buy a lot a build a house.  The only developments in Atascadero which have continuity have been built within the past 15 years…..

Today, Atascadero California is a town in transition.  With the earthquake and the subsequent rebuilding of the City Hall, the City Counsel realized that it was high time to reinvent the downtown area.  New development is being approved, and a new Galaxy Theatre complex was recently completed and is generating a great deal of interest.  And there are many plans to help revitalize the old downtown, including a walking path along Atascadero Creek which runs very near the City Hall.  The park is lovely with a central fountain, and the fountains around the City Hall are all being restored as I write this.

Atascadero California is a great town for families.  Atascadero LakeWith the Atascadero Zoo, Atascadero Lake and the surrounding park, it’s just the beginning of places to discover with family and friends.

Real Estate Current Trends in Coastal Central California

Along Hwy 101The areas that I frequently blog about, and more specifically today the real estate current trends, are all along the 101 corridor.  This area is north of San Luis Obispo and runs up to just north of San Miguel.  All of the cities lie along this corridor and the intersection of Hwy 46 both east and west.  My blogging about real estate is very localized to this area and this economy.

The local economy along with  consumer sentiment has a great deal to do with what a buyer or seller decides to do.  Since 2008, that consumer sentiment is now at it’s highest point.  So consumers are mentally coming out of the recession even if all economic indicators are not there yet.  So that’s good news.

The bad news, however, is that the ups and downs of a market, real estate, stocks, vegetables…..anything…..is so very dependent on how the consumer FEELS about what is going on or might be going on in the future.  And even though “housing” is an absolute need, the purchase of housing is not.  It is very dependent on peoples feeling that this is or is not a good time to buy.’

So having said that, when I talk about real estate current trends, they can change on a dime, and in this case, on the rise in interest rates.  We have recently seen a slow down in activity since the rates have come back into the mid 4 range.  Houses are staying on the market a bit longer, and buyer activity has slowed down a bit in the past 6 weeks.

That is not to say that this is no longer a great market.  It still is.  Home prices are still amazing, but inventory is increasing a bit which will ultimately give buyers a few more choices.  Deer Park Estates homePrice appreciation will slow a bit this 2nd half of the year, as opposed to the appreciation we saw last year.  We currently have 266 stick built houses available in North County.  That is just slightly less than 3 months of inventory.   In a well balanced market, we should see 5 to 6 months of inventory.

When you sell real estate as a full time job, show up in the office every day, meet with buyers and sellers regularly, it’s sometimes hard to gauge the real estate current trends.  It’s like being in the middle of the race and you’re not sure what your time is or how much longer you’ve got to go.  If I could see myself, or the marketplace, from the view of a helicopter, it would be much easier.

So my thoughts may only be worth that penny in your pocket. Today, I see a market in transition.  I see fewer bank owned properties coming on the market and fewer short sales.  I see sellers who now have enough equity in their home, that they are willing to sell at the current prices, even if it means that they lost some of their equity in the recession.  I see buyers who are cautiously making offers in all categories of price ranges if they can make it work financially, and they can buy what they are looking for.  And I think I see a rise in inventory over the next 12 months, and a healthy market during that time as interest rates hold or even rise a bit more.  If they will stay under 5%, we can keep America moving…. and moving forward!

Tesla Charge Station and Atascadero

There is a new Tesla charge station in Atascadero.  Some of you may yawn, but others may understand what an awesome addition this is to our community.  Tesla RoadsterBesides enjoying the visual impact of these beautiful cars on El Camino Real, Atascadero has become a preferred place to stop along Hwy 101 for the drivers of these cars.

When Atascadero was designed by E. G. Lewis, he looked ahead as much as he could and understood that the automobile would be an important part of the community.  He understood that Atascadero was an amazing location halfway between San Francisco and Los Angeles.  The Tesla charge station, Tesla Superchargernow called a Supercharger, is purposely placed in areas where the driver is walking distance to a coffee shop, stores, and restaurants that might be desired during the 30 minutes or so that it takes to charge the car batteries.  The location in Atascadero is in the Rabobank parking lot.  So the driver has all of those amenities very nearby.

This is such a huge change from our lifestyle of stopping at the gas station closest to the highway, filling the car up as quickly as possible and heading back down the road.  It seems like owning a car like this, as high tech as it is,  could actually take the owner back to a simpler time many years ago when people pulled into convenient towns and spent some time meandering around.  By the way, when was the last time you meandered?

The Tesla Charge Station, or Supercharger,is walking distance to the movie theatre, the almost completely refurbished City Hall, the bank, an ice cream store, a number of places to eat, a coffee stop, a drug store and more.

Each station is GPS located by the driver, and each station has it’s own website so the driver can meander even further once the car is fully charged.

Atascadero is celebrating it’s 100th year anniversary this Summer.  I think that this addition to the City, which will hopefully be accepted as a new way of moving people across the Country in a more efficient, clean way, is a perfect way to start the next 100 years in Atascadero!                         “Always Expect the Best!”

Real Estate update

2013 Second Quarter North County Real Estate Review

North County Real Estate maintained momentum throughout the first half of 2013.  Our County appears to be strengthening in both employment and overall economic activity.  Tourism and agriculture have helped our North County businesses and real estate.  Even our local municipalities are breathing easier from a financial standpoint. This Real Estate Update is intended to both inform and assist you in your real estate decisions.

Victorian on VineResidential single family units sales totaled 630 sales for the first half of 2013 which was similar to the first half of 2012 unit sales.  The average sales price jumped up 22% to $325,000.  Available properties for sale dropped 23% to just under 400 units, which equates to just barely a 4 month supply.  More homes would have sold if more homes were available for sale.  Higher prices tend to bring out more inventory, but we are still going to be faced with more Buyers than Sellers in the short term.

In the million dollar property category we have seen a steady increase in sales and pending sales.  Prices are stable but they still lag behind replacement value.  Lenders are extremely conservative in this price range.  The biggest change has been in the supply category.  In 2012 we had 68 million dollar units for sale.  Currently we have 85 million dollar units for sale.  Prime Westside estates are receiving the most Buyer interest.  Our feeder markets of Los Angeles and the Bay Area have had steady million dollar activity and this activity should continue to trickle into North County.  Strong grape pricing may also bolster this market.

This real estate update all covers the the pricing of bare acreage and lots for residential single family homes, which is a strong market here.   TheMission Bell tower low inventory of brand new houses is driving more builders back into the spec home market.  There appears to be no real immediate increase in ready to build lots, so Buyers are aggressive if the price is right.  It’s a cash money proposition in raw land for Buyers and Sellers.

We have some very strong large wineries in the North County and a handful of high quality smaller operations that all have international recognition.  It’s really remarkable to imagine we live in a community that has a recognized quality profile throughout the world wine industry.  Real money is being invested in vineyards, wineries, restaurants and hotels.  Agricultural leaders are also very strong and supportive in our community.  This wine industry and vineyard industry is healthy and growing.

A word about interest rates:  Everyone is concerned about the recent rise in rates.  Often when interest rates rise, people pick up the pace in buying homes because of the fear of further rate hikes.  We are not so sure Buyers will jump in so boldly in this economic market.  A one-half to one point rise in rates can keep a first time buyer from his dream of home ownership.  As rates rise, first time homebuyer activity will decrease. And yet we realize that these low rates cannot remain for much longer.  This is not a normal real estate recovery.

Commercial real estate reflects our local economy.  There is more activity in this market from investors and tenants.  However,  a lot of vacant space still exists.  Small businesses are feeling the effects of the tax increases, health care costs and a “no growth” recovery.  Investor interest in apartments is strong and will remain strong throughout this year.  Residential rents are strong and commercial rents are tepid unless the space is A plus.

We are not in a healthy economy nationwide; we are in an unusual economy.  Ditto for our real estate market.  There is an uneasy feeling that this no growth, entitlement heavy society is unsustainable.  The future may be uncertain but we believe North County will perform well in the coming years, and out perform many other parts of the Nation.  The quality of our lifestyle, location and the wine industry is an enviable position.

Three steps forward – in Donkey training it’s two steps back

A picture says a thousand words. Right?  Three steps forward got us to this spot.  And then……nothing.  If a donkey doesn’t want to move forward, the donkey doesn’t move forward.Donkey Walk

Doing real great for a while on the donkey training but lately, this donkey has her own ideas about what she wants to do.  This, mind you, is the relaxing recreation that I have planned for my Hubby and I on a lazy Sunday afternoon.  But you know, “the best laid plans of mice and men”, or in this case, of donkeys and men.  Anyway, the donkey training session was not all bad.  She stepped over a fencing obstacle in just under 2 minutes that took her 10 minutes last week.

And I did manage to ride her for about 10 minutes without getting dethroned.  But I couldn’t do it without my faithful Hubby leading the way.Donkey Ride  And as good as we are to this sweet little thing, you never know when your three steps forward are going to be two steps back!  In Donkey training the key is to always be aware that you may not really be in charge, as per THIS picture.Donkey bite  Yep, he’s just about to get his HAND bitten off!  So, word to the wise…before you try to train a donkey, make sure your husband really loves you and that he won’t mind if he loses a hand or two fighting your battles for you!  And always be aware that just when you think you are three steps forward in your training plan….well, you know….Joanie Williams

Where is Main Street in the City of Paso Robles?

Paso Robles SealWhen I first moved here, I realized that the City of Paso Robles, formally known as “El Paso de Robles” or the ‘pass of the oaks’ didn’t have a Main Street.  And then, when I read up on the history of this place,  I found out why. 

Paso Robles, long ago, was once just a place where some hot springs came up through the ground, watered a grove of oak trees, and the water made some very nice hot mud holes for the bears to roll around in when the weather was cold.  The Indians were also known to frequent the area and soak in the pools of hot spring water……somewhere pretty close to the downtown core.

It was learned that the mineral water was healthful to drink and great to soak in for muscle relief.  So an enterprising person built a small hotel next to the hot springs.  When stagecoaches were traveling through from San Luis Obispo to points North, the weary travelers would stop by the small hotel that had been built next to the hot springs.  They took advantage of the rest after the long climb up the Cuesta Grade (where very often all occupants of the stagecoach had to walk so the horses could make the climb) and would utilize the medicinal benefits of the hot springs.

When the City of Paso Robles was developed in a more formal way, the hotel was all ready on the main road through town.  And on that street were thePaso Robles Gazebo hot springs.  Therefore, Spring Street is the Main Street in Paso Robles.  In fact, Hwy 101 once ran right through the center of this town.  Thank goodness the City of Paso Robleshad the foresight to move the highway to the eastside of town many years ago.

So when you are traveling north or south on Hwy 101, Spring Street is your exit.  It takes you through the downtown core, next to the lovely downtown park, past many businesses, the City Hall and Library, and of course, that old hotel, now known fondly as the Paso Robles Inn.

Home Buying Strategies in Todays Crazy Market

Victorian on VineI have been actively working in the real estate market for over 26 years in a number of market places and during all kinds of economic ups and downs.  So I can say with a great deal of experience that home buying strategies can change dramatically with these ups and downs.

And sometimes, it’s good to hear some advice from someone who is NOT involved and has no personal interest in the outcome of your decisions.  You can take my advice or leave it as you see fit.  So here it is.

Your first task on the list of home buying strategies is to buy a great, hard working real estate agent who can buy you a house that fits in your budget.  Find an agent who either works in a large office with lots of shared information, or who has some kind of inside track on new listings hitting the market.  Being first in line with the best offer is where you want to be.

Secondly, buy a great lender who will get you pre-approved for your loan.  Hold on to that paperwork and be ready to hand it over to your agent.  Make sure you have your finances in order, including having filed your federal and state taxes for 2012, copies of bank statements, W-2’s, and a copy of your 2011 tax filing.

And third,  one of your most important home buying strategies is to get out there a buy a house and make an offer on it.  Right now!  You have all ready waited to long to buy.  The market hit rock bottom here in Central California in 2011.  We had plenty of inventory, unbelievable prices and NO buyers.

Real estate is similar to the stock market.  When no one else is buying is usually your best market.  When everyone else is selling, hold on.

chugging back up the curve.  Some say that we are in for another steep ride down.  But if you look at the market closely there’s not much to support that.  We are running out of short sales and bank foreclosures.  The prices have increased enough to allow “regular” sellers enough equity in theer houses to be able to afford to move on.  And the interest rates, under 4% for many months are creeping up again.

My bet is that our markets will continue to improve.   And buying a home will give you that extra tax benefit you’ve been missing for some time.

Red Rock Canyon Hikes

Just took a vacation to Las Vegas.  Sweet.  We went there to hike.  What?  Yep!  One of my favorite things to do is Red Rock Canyon hikes while I’m in Las Vegas.

What a beautiful area!  Who said that the desert is boring? It was absolutely beautiful, sun shining, clear blue skies, light breeze and hardly anyone else there.  This is a maximum 40 minute drive West of downtown Las Vegas.  There is a fee to go in to the Visitor Center and drive the scenic loop.  But it’s really worthwhile.  The Red Rock Canyon hikes are all Red Rock Canyonbeautiful and if you’ve never seen Las Vegas from the outside, make sure and do this next time you go.  On this particular hike along Pine Creek Canyon, you come upon the foundation for a long gone house.  Someone had real vision to build a house there.  Sitting above a fairly year round creek with cottonwood trees for shade, the views are spectacular.  Not only that, but all along this valley the wild horses and burros travel through and would have provided a lovely sight for the owner of the home.

There are many Red Rock Canyon hikes.  One is called the Icebox trail because it’s always cooler as it meanders between two very tall rock spires which shield you from the sun.  And there are amazing views of downtown Las Vegas on some of the other hikes as well.  A fascinating area with rock that is really very red.  In fact, when you go to the Vistors Center, the view out the window is simply stunning.  Even in a year when we have have very little water in the Western States, this area still have plenty of color and plenty to enjoy.

There is so much more to do in Las Vegas than gambling and shows.  We hiked around Mt Charleston and also at the Valley of the Fire.  These areas are also within an hour of the downtown.  And if you are planning on doing a buffet in Vegas, meaning, eat a whole lot of food at once that your body just does not need, at least spend one day to work some of it off.  You won’t be sorry!

Buy a House Now

This is it. This is what we have been waiting for these past 6 years.  Buy a house now. This is a rare market. A rare opportunity.  Interest rates are at an all time low.  Under 4% wasn’t even dreamt of a few years ago.  Victorian on VineAnd although the inventory of available homes is low, if you can buy an aggressive, honest real estate agent to help you, you WILL secure a home.

Buy a house now.  There are still plenty of people out there who will say that we are going to have another real estate bubble.   Or that the economy is too uncertain.  I believe there will always be people who are look at circumstances and see all the negatives.  I choose to look at circumstances, realistically, and see all the positives.

Buy a house now.  There are of course some criteria. You need a solid, certain, verifiable income.  A given.  And you need good credit.  If you can buy an honest, hardworking loan officer, a real person, not some email/internet company, then you can ask this person what it will take to fix your credit. It will take time, but you may still have a good window of opportunity.  Say one year hence. 

Buy a house now.  I am a firm believer that no matter what happens2 story house in the stock market, or the national economy, or the wars in the world, you will always have something solid to keep your family safe. You will have a small plot of land to grow your own tomatoes and vegetables and maybe a fruit tree, a roof over your head, and a door to keep the bad parts of the world away.  What better investment than a house?

Don’t just pick up the phone to buy your agent and loan officer. Talk to your friends. Ask around.  Find someone and make sure that you communicate well with each other.  After all, you want to make sure that they are representing YOUR needs.  This time, it IS all about you!

Victorian Renovation on Vine Street

Victorian on VineI just listed an amazing Victorian renovation on Vine Street in the heart of downtown Paso Robles.  This is one of the most popular areas of Paso Robles and you can walk from here to the central park where everything happens.  This home was built in 1894 and that’s an era when houses were built to really last.  The siding, although currently painted, is redwood.  It is amazingly disease and rot resistant.

This Victorian renovation occurred when the  current owners purchased this house and revised the 1950’s remodel back to the way the house was intended to look and function.  It’s so interesting to enter a home like this and see how it has changed over the decades.  The owners did retain the 1950’s wallpaper in the front hall closet in order to preserve some of its varied past.  And it’s apparent that the breakfast nook off the kitchen once served as an extra bathroom because a sewer drain line (now capped) was cut into the fir flooring.  And there is a hatch in the kitchen floor that once led to the dirt cellar where it’s likely the vegetables were kept cool in the summertime.

Few properties can boast such history and I always buy it a priviledge when I can represent one of these beauties of the past century.  EntrywayThe master bedroom was added sometime later to the back of the house and it has its own bathroom.  But the 1/2 bath for guests is located at the top of this stairway.  Of course, the interior baths have all been added since the house was built, so even this inconvenience is far superior to the original plan for such necessities.

This Victorian renovation is located on an extra large lot and in 1910 a building was added on the back of the property that served as a secondary residence.  Maybe it was Grandma’s home.  Even in 1910, Granny units were a help.  Now, the building is permitted as an office and again, this Century old residence and property is serving the current needs of marketplace.  Work from home!

Living RoomWouldn’t it be great if zoning laws would again allow for these additional uses, and  when new neighborhoods are developed, there would be larger lots tha tgive  residents some choices on the uses of the land.  Let’s look back and see how far ahead the past generations truly were!
